AcreTrader: Platform Profile

AcreTrader gives accredited investors access to professionally managed farmland through individual farm offerings and a newer diversified farmland fund.

The platform changed materially in 2025.

Proterra Investment Partners acquired AcreTrader in August 2025.

A second important change is regulatory: older AcreTrader pages and reviews often identify AcreTrader Financial as the broker-dealer. That entity is no longer FINRA-registered. Current AcreTrader materials identify North Capital Private Securities Corporation as the securities broker for current offerings.

Those changes replace the older regulatory structure.

May fit better for

Ownership

AcreTrader was acquired by Proterra Investment Partners in August 2025 (announced 2025-08-12).

The AcreTrader team now operates within Proterra.

Acres.com remains a separate company and is not AcreTrader's current parent.

Current offering structure

AcreTrader currently provides at least two major investment paths:

  1. individual farmland offerings
  2. Proterra AcreTrader Farmland Fund LP

It also works with investors seeking whole-farm or 1031-related solutions.

Individual farmland minimum

Current live offerings commonly show a $15,000 minimum. Examples on the current platform use $15,000 minimums.

The platform's original historical $1,000 minimum is not current.

Accreditation

Current AcreTrader offerings are conducted through Regulation D Rule 506(c).

Accreditation is verified.

Non-accredited investors are not eligible for current private farm offerings.

What an investor actually owns

AcreTrader investors generally purchase interests in an entity that owns the farm.

They are not usually receiving personally deeded acreage.

The investment entity then owns the underlying farmland.

This matters for:

  • voting
  • tax reporting
  • liquidity
  • sale timing
  • management authority

How returns can be generated

Farmland investment returns can come from two broad sources.

Operating or lease income

A farm can generate:

  • cash rent
  • variable/flex rent
  • crop operating income
  • other agricultural revenue

Land appreciation

If the property is eventually sold above its acquisition basis, investors can participate in appreciation after applicable costs and fees.

Neither component is guaranteed.

Farm values can decline.

Farm income can fall.

Current fund

AcreTrader launched the Proterra AcreTrader Farmland Fund LP in March 2026.

The current open-offering minimum is $150,000.

The fund provides diversified exposure across multiple farmland investments rather than one individual property.

Its current structure is private and non-traded. It is not an exchange-traded REIT.

Current securities broker

Current AcreTrader materials identify North Capital Private Securities Corporation (CRD 154559, SEC 8-68648), a FINRA member.

North Capital is independent of AcreTrader.

Former AcreTrader Financial

Older AcreTrader disclosure language identified AcreTrader Financial, LLC (CRD 320820, SEC 8-70929).

FINRA currently reports that AcreTrader Financial is not currently registered, with a registration period of 2023-02-08 to 2024-08-02 and a ceased-business date of 2024-06-04.

AcreTrader Financial is not the current broker-dealer.

Investment management

Farm properties are managed through the AcreTrader/Proterra management structure.

Current platform pages identify AcreTrader Management as manager for farm offerings.

Historical investment-adviser filings do not imply that AcreTrader Management is currently an SEC-registered retail investment adviser. Its former ERA filings were withdrawn.

The platform is an alternative-investment manager, not a robo-advisor.

Fees are not one simple number

Individual farm entities can pay multiple fees.

Current general risk disclosures identify possible economics including an annual asset-management fee of 0.75% where specified, an acquisition reimbursement or fee of up to 2.5% where specified, and a disposition fee of up to 5% where specified.

Other potential costs can include:

  • land diligence
  • legal expenses
  • accounting
  • property-level expenses
  • third-party brokerage commissions
  • operating costs

Asset-management fee illustration

If a specific offering charges a 0.75% annual asset-management fee on a $15,000 applicable fee base:

$15,000 × 0.75% = $112.50

That excludes all other property/entity costs.

Hold periods

Farmland offerings are long-duration investments.

Current AcreTrader examples commonly target roughly 5–10+ years, offering-specific.

A target is not a guaranteed exit date.

A farm can sell:

  • earlier
  • later
  • never at the expected price

Liquidity

AcreTrader farmland interests are private and illiquid.

They are not listed on a public securities exchange.

Investors should assume capital can be tied up until the property or investment vehicle produces an exit.

Agricultural risk

Farmland is not simply "real estate with rent."

Important risks include:

  • drought
  • flooding
  • water-right restrictions
  • crop disease
  • input costs
  • commodity prices
  • tenant/operator quality
  • weather
  • climate exposure
  • irrigation infrastructure
  • regulatory changes
  • property taxes
  • soil quality

Permanent crops introduce different operational risks from row crops.

Self-directed IRAs

Farmland investments can potentially be held through compatible self-directed IRA structures.

The SDIRA custodian is separate from AcreTrader.

Using an IRA does not:

  • eliminate investment risk
  • create liquidity
  • remove accreditation requirements
  • eliminate prohibited-transaction rules

1031 / whole-farm access

Current AcreTrader materials also provide a path for investors interested in owning entire farms or exploring 1031-compatible farmland transactions.

These are different from the $15,000 fractional/private-placement offerings, and the same minimum or fee structure does not carry across them.

Protection

North Capital is a FINRA/SIPC broker-dealer.

That does not make farmland value SIPC insured.

SIPC does not compensate investors because:

  • farm income falls
  • land prices decline
  • an operator fails
  • the investment is illiquid

Farmland investments are not FDIC-insured deposits.

Assessment

AcreTrader is now best understood as Proterra's technology-enabled farmland investment platform.

Its $15,000 individual-farm minimum creates a relatively accessible entry point for accredited farmland investors, while the $150,000 Proterra AcreTrader Farmland Fund targets investors who want diversified exposure.

The biggest correction to older AcreTrader reviews is regulatory: AcreTrader Financial is no longer the active broker-dealer. Current securities offerings use North Capital.

Farmland can provide income and appreciation, but it remains a concentrated, operationally complex and illiquid real asset.
