Crowd Street: Platform Profile

Platform profileUpdated 2026-09-04

We may earn a commission if you open an account through links on this page. Our editorial analysis is independent and is never influenced by commercial partnerships. Full disclosure.

Crowd Street is no longer accurately described as only a commercial-real-estate crowdfunding marketplace.

Commercial real estate remains important, but Crowd Street now positions itself as a broader private-markets investment platform.

Current offerings can include:

  • commercial real estate
  • private credit
  • private equity
  • venture capital
  • secondaries
  • real assets
  • diversified private-market funds

The audience remains fundamentally different from a retail brokerage: Crowd Street is designed for accredited investors and minimums commonly begin around $25,000.

May fit better for

  • accredited investors
  • investors allocating meaningfully to private markets
  • investors seeking direct CRE opportunities
  • investors interested in institutional private-market managers
  • investors who can accept long holding periods

May fit less well for

  • non-accredited investors
  • investors needing daily liquidity
  • investors with limited capital
  • investors wanting a conventional brokerage
  • investors wanting a robo-advisor

Accreditation

Crowd Street generally requires investors to qualify as accredited.

Certain funds can impose stricter eligibility such as:

  • qualified client
  • qualified purchaser
  • offering-specific requirements

Opening an account does not guarantee eligibility for every investment.

Minimums

Minimums generally start around $25,000 and vary by offering.

Diversification math

At $25,000 per direct investment:

  • 1 position = $25,000
  • 4 positions = $100,000
  • 8 positions = $200,000
  • 10 positions = $250,000

This illustrates how high private-market minimums can make diversification capital-intensive.

It does not establish a recommended number of holdings.

Crowd Street has expanded beyond CRE

Private equity

Private-company funds and buyout/growth strategies.

Private credit

Funds lending to private companies or investing across private debt.

Real estate

Direct property offerings and diversified real-estate funds.

Venture capital

Private growth-company investment funds.

Secondaries

Interests in existing private-market investments.

Real assets

Strategies beyond conventional CRE where current offerings support them.

Multi-asset private markets

Current StepStone relationships broaden exposure across:

  • private equity
  • private credit
  • venture
  • real assets
  • secondaries

Current Nuveen relationships further broaden private-market fund availability.

No manager or fund should be assumed permanently open.

Direct deal vs fund

Crowd Street supports materially different structures.

Direct property investment

Potential advantages:

  • visibility into the property
  • sponsor
  • capital stack
  • business plan
  • financing

Tradeoffs:

  • concentrated exposure
  • sponsor risk
  • high minimum
  • limited liquidity

Private fund

Potential advantages:

  • broader underlying exposure
  • professional portfolio construction

Tradeoffs:

  • manager discretion
  • layered fees
  • less control over individual holdings

Neither structure is automatically better.

Investor fees

Crowd Street generally does not charge Marketplace investors an account-opening or platform-access commission just for participating in an offering.

That does not mean investing through Crowd Street is free.

Crowd Street Capital can receive fees from sponsors or issuers.

Current Form CRS disclosure indicates sponsor-facing placement/due-diligence economics can fall in approximately the 1%–5% range of an offering.

Underlying investments can separately charge:

  • management fees
  • acquisition fees
  • disposition fees
  • asset-management fees
  • fund expenses
  • servicing costs
  • carried interest
  • promotes

There is no universal Crowd Street investor fee percentage.

Crowd Street Capital

Crowd Street Capital LLC, CRD 312762, is a FINRA member and SIPC member.

Crowd Street Capital acts as broker/placement agent for applicable private securities.

It is not a Fidelity-style custody brokerage.

SIPC membership does not protect investors against private-investment losses.

CrowdStreet Advisors

CrowdStreet Advisors, LLC, CRD 299176, SEC 801-114281, is an SEC-registered investment adviser.

CrowdStreet Advisors advises private funds.

It does not generally deliver personalized financial planning to ordinary Marketplace users.

Self-directed IRA

In April 2026 Crowd Street launched integrated SDIRA account setup with Equity Trust Company.

Crowd Street is not the IRA custodian.

Using an IRA does not remove:

  • accreditation requirements
  • minimums
  • fund expenses
  • liquidity risk

Liquidity

Private investments are generally illiquid.

Direct deals may remain locked until:

  • sale
  • refinancing
  • recapitalization
  • maturity
  • sponsor-controlled exit

Private funds can offer periodic redemption or repurchase programs, but availability is vehicle-specific and can be restricted or suspended.

Crowd Street does not provide dependable secondary-market liquidity.

Assessment

Crowd Street's historical reputation was built around commercial real estate.

Its current platform is broader.

For accredited investors with enough capital to handle $25,000-plus commitments, it now provides access to a wider collection of private-market strategies.

The central tradeoffs remain:

  • accreditation
  • high minimums
  • layered fees
  • illiquidity
  • manager/sponsor risk
  • uncertain valuation
  • potential total loss

Broader product breadth does not make private markets behave like public securities.
